Very happy with the facilities. We had a 2 bed suite which was roomy and nicely furnished. The hotel is very central and close to the rail station and I would highly recommend except:On Saturday night a hen party checked in and we had 6 women sharing the room next to ours and they were predictably noisy, shrieking and laughing until dawn which ruined […] our night. We stayed in Suite #23 which is up one floor and located on the street side with view of the Waverly Train Station roof and The castle in the distance. This is a very loud room. There is a lot of construction going on at the station and it starts at about 7:30. The garbage trucks rumble through starting at about 6:30. That being said, the noise didn't […] really bother us. The suite was delightful. The bedrooms were generous as was the living space. The toilet was worn with signs of obvious water damage from the shower, and there was a strong smell of mold in the room. Again though, that really didn't bother us. Staying in the suite allowed us the option of cooking in. We cooked our own breakfast both mornings and dinner one evening. I think at one time this was a 5 star place, but I would have to knock a star off due to some much needed repairs/cleaning in the studio flat we stayed in. Also, the lack of some vital kitchen utensils and dinnerware made things a bit difficult - if staying in a place where you can cook, you want to be able to cook. The bed was too cramped for taller […] people due to the bed being situated between three walls. Difficult for the person sleeping near the side wall to get (had to climb over the other person), and either head would hit the wall or your feet would. Definitely could use some improvements there. Even with those issues I would stay again. Perhaps request a different place. After all, I don't know what the 1, 2, or 3 bedrooms are like (probably more like 5 stars). The staff were incredibly friendly, the location couldn't have been better, and we had a great time. I would definitely recommend this hotel, but would warn you to possibly look at all their options. The location of this hotel was very good, everything was a close walk away. The staff was very helpful. The wi fi was very slow, and unreliable. The beds were comfortable and our family loved it there.

Apartment was ideal, at the top Of princes street within walking distance of everything. Staff very friendly and helpful. Room was perfect cant recommend enough. Will be staying here again.

Great place to stay. We've never had such a pleasant surprise. We knew about the excellent location, but had not expected the high quality. Modern, spacious, fully-equipped and great value.

If you want to be right in the heart of Edinburgh but want peace and quiet when you close your door at the end of the day, this place is for you. A modern apartment with all you need for a great stay.

Faboulous spacious apartments just seconds the centre of town. The apartments are well equiped and very comfortable.

I think our room was upgraded but the hotel was absolutely in the center of the city. The ceiling was very high and lots of huge windows. Kitchen, comfortable living room, well decorated, nice bathroom, great price, etc. We were there around Christmas time and we were literally two blocks from German town. There's also an excellent Chinese restaurant […] across the street. Excellent. Comfortable, clean and well equipped suite. Was on a special deal and was upgraded to a bigger suite on top of that - very happy. The location is excellent for Princes Street, Waverley Station and the City Centre.

Staff was very helpful. Stayed in 2 bedroom apt and we had lots of room. Great location. Be sure to head up to the terrace to see the city. Loved it!

Close to all the activity but just out of the hustle, Princes Streets Suites provided a wonderful environment to meet all the needs of travelers whether your stay is for overnight or weeks. There are so many positive reviews of this place we may have just had an off experience, but I figured it was worth posting in case things have fallen off a bit recently: Don't let the "suites" fool you. We stayed in #3 this past weekend, and it's just a run-down apartment. Water stains on the floor and walls, black splatters (I've no better way to […] describe them) on the bathroom walls, and a double bed rather than the promised king greeted us when we arrived. This was shocking, we arrived at our room and the stove was very dirty. We reported it to reception 3 times and we then gave up. We opted to eat out instead of cooking our own food. Enjoyed our stay here very much, the apartment was excellent, very spacious with everything available. Not a lot of crockery but there were only two of us to sufficient. Would definitely stay here again, very convenient. Staff very friendly. Roof top garden lovely.

A lovely place to stay. These apartments are right in the centre of Edinburgh and were very clean and well kept. We arrived at 8am on a very cold wet morning and were very pleasantly surprised to be given our key straight away. We would definitely go back again.

Suite was excellent value for money! kitchen smelt of curry and the extract didnt seem to shift it but apart from that Id say it was one of the best places iv stayed. Would definitely recommend this to anyone and if I ever visit again I will book in here.

A first trip to Edinburgh for my wife and part of birthday celebrations. Superb location close to all attractions and all in walking distance. Originally booked 1 bed apartment but upgraded to 3 bed apartment which for 2 was huge and well equipped. Apartment well maintained and clean except for marks to valance on bed. Some noise transmission from other […] flat through structure of building [ metal window frames ] Main improvement would be to provide more information on parking provision before arrival - you can park on opposite side of the road on a meter - max 4 hrs - on arrival and unloading but recommended parking is Waverley St station car park which is behind the property and the short cut back is up some steep steps which would be difficult for the elderly and impossible for any one with walking difficulties. The hotel suites are quite large. Mine had 3 bedrooms (2 suites with privative bathroom) a large living room, a dinnning room and kitchen. Good for staying with familly for a week. Well located near train station. The only problem was that my room was not very weel cleaned and walls need painting because of mal use by previous guests. Everything about my stay was perfect - even the weather! The hotel is very conveniently situated for the city and is only a walk from the train station. The room was excellent, very clean and comfortable. The view from the roof top terrass was amazing. I can't praise this place enough and will certainly be returning.

After our first night in our 2-bed/1-bath suite, it was obvious it was too small for 4 adults and one child. We requested an upgrade to a 3-bedroom/2-bath suite and the staff went out of their way to accomodate us...at no additional charge. During our three day stay, the staff assisted us on numerous occasions and seemed to genuinely want our time with […] them to be as problem-free as possible. The Suites were walking distance from the train station and the room was way better than I had anticipated. It was roomy, clean, modern, and in a great neighborhood. This is a great place to stay if you are traveling with a group of friends, children, or just want more room than a regular hotel.

I had a 3 bedroom suite. The adjoining living and kitchen were large with wonderful views of the city. The hotel has a rooftop terrace also with great views of the city and is a nice perk. Hotel is centrall located and walking distance to all the major Edinburgh attractions and shops. The Princes Street Suites are easily accesable for public transport close to bus and railway. For car owners there are car parks close by but expensive The accomodation was spotless and furnishings were high standard. It is well provided for in the kitchen area with all you need for self catering I would not hesittate to stay again

We went for the Festival and a wander in a lovely city and these apartments were gorgeous. Nicely kitted out just off the Princes Street so central but actually quiet. The roof terrace gives a lovely view

This place was so nice. Of course it met all the basic requirements of clean, everything functional etc, but it was so much more comfortable than a regular hotel room. It was nice to be able to come back after a long day of touring and really be able to relax.

Stayed for one night in a Studio room. It was a good size, clean, fairly well equipped. Pretty close to Waverley Station, overall pleasent experience. The view was mostly of the walls accross from our apartment but there was a nice view from one of the windows accross toward the station. Will consider it again when returning to Edinburgh.

the room we stayed in was a 2 bedroom apartment. complete with a seperate kitchen/ living room. Complete with 3 TV's, A docking station for an i-pod, etc Complete kitchen facilities, including dishwasher, etc. NO cups for coffee even though there were other dishes. Young couple travelling in April. We were very satisfied with everything. Location was excellent, we walked all around Edinburgh and didn't need any public transport. For to shoppingglade jenter var dette perfekt beliggenhet i enden av hovedhandlegaten. Vi kunne gå oppom hotellet med poser og slappe av midt på dagen. Deilig myk stor sofa. Sengene litt for harde. Kun to vinglass og to vannglass og to av hvert i kjøkkenet - burde vært mangedoblet. Dette stedet anbefales!
